    • Approval of the financials (as of September 2007) Operating Expense: $ -23,017.93 Reserve (American Charter Bank): $ 123,249.46 Reserve (Barrington Bank & Trust): $ 10,000.00 Total Cash Assets: $ 110,231.53

  3. President’s Report Read – siding to be completed by November.
  4. Management Report Read
    • Board agreed to re-hire Chicagoland Pool Management increasing hours
    • Board agreed to have Classic Landscaping to perform property core aerification starting spring 2008
    • Board discussed Knox Swan & Dog for geese irradiation – shared with San Tropai
    • Board discussed town home railings to be installed – will need additional info on exact model to be installed.
    • Board ratified CISA as the new insurance company for the property Motion to approve by John, Seconded by Jason
    • Board ratified vote to replace two mailboxes Motion to approve by John, Seconded by Sharon
    • Board ratified hiring Elliott & Associates to appeal real estate tax increase Motion to approve by Jason, seconded by Sharon
    • Board ratified paying for new town home patio light fixtures Motion to approve by Sharon, seconded by Jason
  5. Open Floor
    • Home owner asked about new rental agreement – the new agreements will apply to new leases and renewals only.
    • Home owner asked about damage to unit caused during siding – management will notify PTS for repairs.
    • Home owner asked about re-painting of hallways – this is a project that will be completed in 2008.
    • Home owner asked about a broken door buzzer in 1303 – maintenance will attempt to fix, but will also look into installing new buzzer systems for the entire property. Home owner asked about performing background checks for tenants – the board will ask legal counsel for releasing info Home owner asked about performing chimney sweeps – the maintenance will need to be notified if roof is accessed during sweep.
    • Home owner asked to reset the timers on the tennis/basketball courts due to shortened daylight hours – maintenance will reset timer.
  6. New Business the Jacuzzi will be fixed shortly discussed new paint in clubhouse the budget for 2008 discussed and a tentative agreement for a 3% increase in assessments reached. Motion to approve: Jason, Seconded by John
