1.      Roll call

2.      Approval of October 8, 2009 minutes

·        Motion to approve: Jason

·        Seconded by: Sharon

3.      President’s Report

·        Parking Lot Project is finished. Final invoicing expected week of November 30th.

4.      Treasurer’s Report

·        Approved financial statements (thru October 2009)

·        Adopted 2010 budget

5.      Management Report

·        Board ratified approval for Chicagoland Paving to provide various items of corrective work and to mill additional 1/2” on roadways. Total adjusted contract amount of parking resurfacing project is $177,093.00

·   Board ratified approval to hire Nico’s Carpet Cleaning for $2,300.00. The price includes pre-treating and deodorizing carpets in all condo buildings. Work to begin Wednesday, November 18, 2009.

·        Board ratified approval to hire Midwest Insulation for $625.00 to blow insulation into the attic above the indoor pool area. The work was done on November 16, 2009

o Motion to approve: Jason

·        Board ratified approval to hire Santucci Plumbing to install new sewer line (with proper pitch) and new sewer cover in the amount of $7,370.00. Joel Garson approved an additional charge of $575.00 due to the excessive amount of large cement pieces that had to be removed to properly pitch the pipe.

6.      Open Floor

·        Homeowner asked that website be kept updated with current information.

·        Homeowner asked when burnt out bulbs will be replaced in the tennis/basketball courts.

o   Hillcrest to obtain 2 quotes for the repairs. One will be from a vendor to replace the lights for us and the second will be for rental equipment for Hillcrest to replace the lights.
